The project team achieved remarkable cost savings and design flexibility by utilizing metallic finishes on GFRC and EIFS in place of the originally planned metal design. This strategic modification maintained the intended aesthetic while reducing expenses, enabling the owner to allocate resources to other project elements. The project also incorporated over 25,000 square feet of temporary EIFS block-out panels, offering future tenants the ability to reconfigure spaces without impacting the building's permanent design or performance. This innovative approach ensures adaptability for evolving needs while preserving the structure’s architectural integrity and visual appeal.
Despite challenges in design complexity and coordination with other trades, the project successfully met its substantial completion date, thanks to the versatility of the EIFS system. The system allowed the integration of late-stage design modifications, maintaining insulation, waterproofing, and energy efficiency without disrupting the project schedule. EIFS provided the flexibility needed to achieve a polished and modern façade that aligns with the architectural vision, while also delivering long-term durability and moisture protection.
