Bella Isla Apartments on Miami Beach's prestigious Venetian Isle is a newly constructed Luxury Residential Complex. Bella Isla is comprised of three buildings with Private terraces and lush vegetation lining the roofs. The Sikalastic 621 TC system was applied over Sarnatherm built up tapered insulation and Securerock cement board. The metal posts and brackets for the wood decking system were first fastened into the concrete making it challenging to install tapered insulation around the 200 deck penetrations. Multiple large planters, AC and mechanincal units, and trellis, also line these roofs making the Sika RoofPro Liquid Applied Membrane the optimal solution. Sikalastic 624 WP was applied inside the planters at the structural concrete level, Sika Drain Mat 720 was installed and a concrete topping slab was poured over top for slope to drain. Sika Drain Mat GRS was installed over top of the Concrete topping slab prior to soil and media. Sikalastic 624 WP encapsulates the parapets where glass railings have been installed and stairs from apartments below lead out to private terraces on the roof.
Project Solution
Sika RoofPro allowed for one monolithic, seamless, continuos membrane encapsulating all penetrations and providing durability and allowing for easy repair as other trades continued to perform work. Sikalastic 624 WP provided the same seamless waterproofing and alkalinity barrier inside the roof top planters and behind stucco at the parapet walls eliminating the need for metal coping caps and termination bars.
Project Success
All parties involved, General Contractor, Architect, and Engineer were impressed with the product, it's versatility and capabilities. The Project scope continued to expand and we were awarded another project, Link at Douglas Station where Civic Construction is also the General Contractor.
